Water

The water system and water quality meet all the specifications and norms of ENACAL (La Empresa Nicaragüense de Acueductos y Alcantarillados). The project deep-well is located next to the maintenance building - this is an artesian well 36,5 meters (120 ft) deep, with a submersible pump with a capacity of 45 gallons per minute. The storage system is comprised of two main tanks with a total capacity of 20,000 liters which feed each house's receiving tank . The main tanks are located in the tower of the maintenance building at a height of 5,7 meters (18 ft) and feed two independent distribution sub-systems with 4¨ PVC pipes servicing each of the 26 individual lots.

A chlorine treatment system is utilized to maintain additional overall water quality throughout the project. In addition, a fire-fighting capability for the project is in place comprised of one open water well and an underground storage tank with 60,000 liters capacity. Also, this system will access the volume of water in the swimming pool. Three fire-hydrants with a capacity of 150 gallons per minute located strategically within the project complete this important on-site capability.

Electricity

The electrical system has been built with all the applicable norms and current technical specifications demanded by INE (Instituto Nacional de Energia) and the electrical distribution company of Nicaragua - UNION FENOSA. This is a completely underground system from the connection point on the exterior boundary of the project to the commercial distribution system to each individual lot and is powered by two step-down, pad-mounted transformers of 50KVA, 120/240V each. Each user will be connected to the system through an individual meter, as will be the maintenance facilities, mall, club-house & swimming pool, and public lighting for the project. The public lighting is already built and functioning, and comprises 52 individual low consumption lighting units throughout the entire project.

The Maintenance Building

The maintenance & service building which houses the project water tanks and water treatment system includes on-site living facilities for primary project caretaker and security personnel. Located between Lots 22 and 23, this building also houses a large workshop.
